ESRA Residential Lettings is a family run business. This means each each and every landlord will receive a on one-to-one service from our agency.

    • GUARANTEED RENTAL INCOME DURING OCCUPANY
      This is part of the service we offer for FREE

    • ADVERTISING WORLDWIDE.  We have all our properties advertise on our own website and all the major letting sites, including Rightmove, Primelocation,  Findaproperty, Propertyfinder, Cambridgelettings and many more.  This gives us a major coverage in the market for properties to be let.

    • RLA - We are a member of RESIDENTIAL LANDLORDS ASSOCIATION.  A scheme that provides Agents/Landlords with up-to-date knowledge regarding legislationsand required information for lettings.

    • TDPS - THE DEPOSIT PROTECTION SERVICE.  The latest legislation from April 2007, clearly states that no Agent/Landlord may hold a Tenants Deposit without using a Deposit Protection Scheme. 

    • CIS – (Partner of ESRA Agency) Cambridge Inventory Services are accredited with APIP (Association of Professional Inventory Providers).  We use CIS for all our inventories which play a major role in returning deposits and protecting the landlord’s investment. CIS prepare Full Inventories of Conditions, Fixtures and Fittings - this includes interior and exterior and is co-ordinately backed up with photographic images.

    • We reference each tenant independently before signing a Tenancy Agreement
    • We prepare & arrange AST Agreements with all required Legislation Documents
    • We carry out a Full Check-in service when handing over keys
    • We arrange End of Tenancy Schedule
    • We contact utility providers with change of tenancy details
    • We offer a full Maintenance and Repair Service (if requested)
    • Cleaning services are arranged  (if requested)
    • Gardening services are offered  (if requested)
    • We hold Dilapidation Deposits – Protected by the TDS
    • We can direct Financial Information (Tax liabilities)
    • We can direct Insurance and insurers
    • We will keep you updated with Safety Regulations
    • We will keep you updated on all Regulation and Legislations regarding lettings’

FEE INFORMATION

Landlord’s Fees

FULL MANAGEMENT SERVICE                                        10% + VAT

We are very happy to keep our commission as low as possible, in fact we

have not increased our rate for over 4 years. 

REGISTRATION / SETTING UP FEE                               £100.00 + VAT

This is a one off fee when you first register as a landlord with ESRA Agency.

THEREAFTER NEW TENANCIES                                    £50.00 + VAT

This is not charged for renewals – this is only charged for new tenancies

T.F.B – TENANT FIND BASIS ONLY                             

This service is when we do not manage the property, but we do find the

Tenancy and arrange all documents/contracts.  The standard fee is equal

to half of the first months rent.  (Minimum £400.00 fee)

TDPS - THE DEPOSIT PROTECTION SERVICE                                 FREE

We are happy to confirm that the Deposit Protection Scheme we use TDPS Isfree to all our landlords.

OTHER SERVICE FEES

All properties need a full and detailed schedule of conditions, fixtures and fittings

a full inventory list with photographic images.  This is based on the new legislation

of the T.D.S (Tenancy Deposit Scheme).  All Deposit’s must be protected in a TDS scheme.  Therefore a professional detailed Inventory is essential for all properties to protect the landlord.  This charge will depend on the size and contents of the property.

 

MAINTENANCE

All our contractors are professional tradesman.  They all carry qualifications and professional indemnity insurance.  They are all experienced and have worked with ESRA Agency for several years.  If you should require the service of any of the above, we are happy to arrange a detailed quote for you.

ESRA’s minimum management appointment is for 12 months.

LEGISLATION

 

E.P.C ENERGY PERFORMANCE CERTIFICATE

This is a new legislation that comes in to effect from 1st October 2008. Each and every new tenancy (not renewals) must have an EPC Certificate. This is the landlord’s responsibility and therefore the landlords cost. We estimate the EPC will cost £65.00 + VAT. The EPC Certificate is valid for a 10 year period.

What is an E.P.C. Each property must be assessed by an EPC Assessor, they will go to the property and check on things like, double glazing, insulation etc and then grade the property from A – G, A being the most energy performance. It is very much like when you buy a fridge from a shop, they have a sticker on the side showing the performance grade.

When we need an E.P.C. All new tenants must have a copy of the EPC as from 1st October 2008.

 

How much is an E.P.C. We are charging £65.00 + VAT per certificate.

 

G.S.C GAS SAFETY CERTIFICATE

This has been a legal requirement for many years. The G.S.C is self-explanatory.

Our Corgi Registered Engineer will service the gas boiler and issue the G.S,C. This is a legal requirement and must be issued prior to any tenant occupying any premises. The Certificate is valid for 12 months, therefore must be renewed with this time frame.

How much is a G.S,C. We are charging £65 + VAT per certificate

If you have a G.S.C. and E.P.C. issued at the same time/ same day, our Engineer will do this at a discounted price.

 

TDPS - THE DEPOSIT PROTECTION SERVICE

The new legislation makes it very clear that no landlord or agent will beable to hold the tenants deposit with out being in a recognised Deposit
Scheme. We have opted to use The Deposit Protection Service.

Each and every Tenancy Agreement, including renewal taken up from 6 April
2007 – must be part of a Tenant Deposit Scheme.
 
As an agent we are legally obligated to register every new tenancy with the
TDPS. There is no cost for this service to the landlord it is completely
free.  
 
The TDPS is to protect the Deposit. We have now updated our administration
to co-ordinate with this legislation. All properties will have new
inventories (with photographs) for each new let. All properties when checked
out will also have another check list and more photographs to back these up.
If there is a dispute between Agent/Landlord and Tenant the TDPS also
provides ADR (Alternative Dispute Resolution) overseen by an Independant
Case Examiner.
